When Not To Call An Agent To Sell Your House

Hey folks, this is Alex from Coastal Edge Homebuyers We Buy Houses locally anywhere in the Hampton Roads area and in today’s video, I’m going to show you three scenarios where customers call us and get help to get their house sold, because they have one of these three situations where it’s very hard to sell through an agent.

Number 1: you want to sell super fast. If you need to sell fast, your agent may not be able to help you out, because usually when that happens (when you list through an agent) it’s a longer process – a lot more things involved, inspections and so on, and usually takes anywhere between 2-to-4 months on an average, sometimes a little bit shorter a little bit longer, but if you need to sell very, very fast, that’s not your best option. We may be the better option for you, because we can actually close in two to three weeks and we close with cash.

2nd situation: what if you owe a lot on the mortgage, where it may not be feasible for you to sell through an agent. For example, if you owe $185,000 on your house as mortgage and if your house is worth $200,000, you’re probably not going to be able to sell it through an agent. You’re going to put it up on the market and if the house sells for, let’s say, $200 000 don’t forget that you have selling costs – they these can be between six to ten percent, usually three percent you got to pay the agent that represents you, then three percent to the agent representing your buyer and anywhere between 0 to 4 percent for closing cost assistance, so you may be minus twenty thousand dollars, so for a two hundred thousand dollar sale you’re going to end up with $180,000 on the closing table well what if you owe $185,000 for a mortgage that means you need to come out of pocket $5,000 from your own money to pay the extra for the mortgage so you can close that deal… this is not a great situation to be in, so if you have a house that you want to sell, but you don’t have a lot of equity or you may be even upside down, give us a call we’ll be happy to help you out. 3rd scenario: when would you prefer to sell through us versus through an agent – well in some cases the house may need a lot of work.
