Now, there are several different ways you can actually sell a house. One way is to go to an agent. If you go that route – through a realtor or an agent – you usually have to sign an agreement with them, you’ll have to pay them commission – 6 percent commission plus 4 percent closing costs, so you’re right off the bat minus 10 of the selling price that has to go out and also you have to probably do some repairs, cleaning, staging, multiple showings, then closing may take anywhere between one to four months, depending on what the situation or the pricing of the house so on.
The other way is for sale by owner. This way – we call it FSBO (For Sale By Owner) can allow you to sell a house and you will save yourself 3 percent of the selling commission, but you will still have to pay closing cost assistance very likely and also 3 percent of the buying agent’s commission – that is the agent representing the buyer of your house – so in either case you’ll have to pay some money in commissions and you’ll end up doing multiple showings and things of that nature. Now, some people don’t want to deal with all that or cannot, based on some money restrictions or time restrictions, if you have those that usually means the house needs a lot of work, or maybe you don’t want to do any repairs, maybe you can’t put some funds upfront to actually hire contractors and get the job done. If you have some type of situation that’s prompting you to sell fast as is – maybe you’re downsizing, maybe you need to relocate fast, maybe you got some liens against the property, maybe it’s an inherited house, or maybe it just has so much stuff in there that you don’t want to deal with fixing it up, cleaning, and all of that, then maybe be the best ways to sell it for cash and we do exactly that – we buy houses fast for cash. This is the closest thing you can get to like your own way and your own timeline to close. On the other hand, when you work with us, we’ll help you through everything. Our paperwork is super easy and we basically buy houses as is and that’s exactly what that means – exactly in its current condition – no cleaning, no repairs, absolutely nothing that needs to be done on the house. Also, we buy in several different ways and we’ll be happy to go over those with you. In some cases, people are good with taking payments over time versus a lump sum up front.
